When purchasing a lot or
land, characteristics of the land can have a direct
effect on the cost which may include additional
development fees and or construction costs
associated with them. Some of the factors that can
affect costs are:
· Topography
· Soil conditions
· Tree mitigation
· Permit fees
· Engineering fees
· School fees
· Sewer/water fees
· Environmental conditions
· Set back requirements
· Special district requirements
· HOA requirements
In some cases the lot that is priced below market
value is priced so for a reason, the characteristics
of the lot may be such that in order to build some
of the factors stated above may apply. For example a
lot with an extreme grade will require a raised
foundation with wood sub floor adding costs to the
overall project but not reflected in the land cost.
A lot evaluation will provide a summary of the above
mentioned factors to help in the decision of
purchasing a lot.
